About Scott Zellak, CMI®

Scott Zellak began his career as a carpenter apprentice in 1987, building homes throughout the metro Detroit, Michigan area. Over the following decades, he advanced from the job site to managing quality control programs for residential builders across 16 states — developing an unmatched understanding of where construction defects originate and how they can be prevented.

What he discovered during those years was a consistent and troubling pattern: even the most respected developers were leaving homeowners, builders, and subcontractors exposed to significant warranty risk. That discovery led to the founding of Construction Management Services and Solutions LLC in 2016, and ultimately Warranty Shield LLC in 2022 — the industry’s most comprehensive CMI®-led latent defect protection program.

Florida’s Statute of Repose (§95.11) holds builders legally responsible for latent defects for up to 7 years after substantial completion. Most builders do not fully understand this exposure. Most homeowners do not know they have these rights. Scott’s work is dedicated to closing both gaps simultaneously.

In March 2025, Scott began development of HIRAM AI LLC — a patent-pending AI-driven warranty management platform that automates the entire claim lifecycle from initial intake through resolution, while maintaining an immutable blockchain audit trail. HIRAM represents the convergence of nearly four decades of field expertise with the most advanced AI technology available.

As NAHB RCPG Co-Chair, Scott continues to shape the national standards that govern how new homes are built, inspected, and warranted — developing educational tools for homebuyers, homeowners, home builders, and home inspectors across the country.
